Window Sash Repairs

Check the windows sashes regularly for any damage, mildew and mold. You can save the cost of repairs in the future by catching these issues early on before they get out of hand.

The sash is an interior framing that moves vertically up or down in windows that are open. This article will demonstrate how to perform several simple repairs to the sash.

Weather Stripping

Wood window sashes provide a classic aesthetic to your home and, when properly maintained, they will last for many years. However, they can become damaged or deteriorate over time due to exposure to the elements and normal wear and tear. Sash repair experts can restore windows back to their original condition and keep them looking great much longer than replacement windows.

The first step for sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's loose or worn out, it can lead to drafts, as well as other issues. To fix it, start by finding your Window Repair brand and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Take the sash off and mark its width and height so that you can find a new weather stripping that is compatible with the original.

Then, you can remove the sash from the holder and place it on an even surface that allows you to see all four sides. If the sash is double glazing repairs-hung, you must remove the weights using their ropes that should be buried within the jamb lining. After removing the sash with the utility knife, remove the weather stripping from the old sash by hand or using a putty blade.

After the sash is cleared, you can replace the stoppers that separate the two sashes. These are long pieces that split the sashes. Pam prefers to replace them with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard, however you can also replace them with scrap wood.

After removing the stopper and trimming it to length, apply a thin coat of glazing compound on the bottom of the sash. Smooth the compound with your putty knife, and then let it dry for at least a few days. After the putty has completely dried and window repair dried, you can apply a topcoat of acrylic. This will help protect the putty and give your sash a modern look.

Sash Hardware

The hardware that supports window sashes may wear out with time and use. This could lead to windows or doors that is difficult to open or close. The good thing is that fixing and replacing this hardware is generally very simple and cost-effective. If you're having trouble opening a sash spray some lubricant into the jamb channel. Then slide the sash up and open to see if it resolves the problem. If not, the problem is most likely due to the balance of the sash and you'll need to take out the sash in order to access the hardware.

Window sashes should open and close without much effort. However, this can be difficult if weights are worn out or the sash connecting rail isn't glazed. This issue could be caused by many factors that include the lack of maintenance or an unmatched weight rating.

If the hinge arms of a window begin to sag, this can cause the sash to slide and eventually strike the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To remedy the issue make sure the sash is centered in the frame's opening and take it off. If the sash is screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Next, install the new sash (Photo 3).

Due to sagging hinges, and a general deficiency in energy efficiency, old windows, especially those in older houses, could be difficult to open or close. Many times, a few simple fixes can help these windows function smoothly again and help homeowners save money on energy bills.

It is important to have the tools you need before you start. Mark the hinge channel's location on the frame (Photo 1) using a pencil. This will allow you to position the channel in the proper location after you've completed. Then, remove the sash and remove the hardware, including the parting beads (Photo 2) and the cords or chains that hold it in place. The nozzle shield of the heat gun and a medium setting will soften any hardened glue. Remove the old sash and store it in an labelled bag.

Sash Weights

No matter if your window sash repair needs are to replace a damaged cord or just to keep your windows functioning, replacing worn out weights for sash will improve its operation and cut down on energy consumption. Sash weights are heavy, lead or iron cylinders enclosed in a concealed cavity and attached to the movable sash by a rope. These weights provide counterbalance which allows the window to be closed and opened without the need for mechanical or electrical devices. If they fail, sashweights are usually ignored or disabled by homeowners.

A sash weight that has fallen out of the cavity is difficult to get back It is therefore important to find a new one that fits properly. You will also need an additional piece of string, a length of the sash cord, as well as some sash pulleys to connect the new sash weights onto the sash cord.

Older wood windows are joined by mortise and tenon joints. Hammers and pins can be used to take out the wood pegs that hold the components together. The majority of them are large on one side, but smaller on the other. It is important to remove first the smaller diameter sides. Sashes made later in the century used glue instead of pegs. They can be separated by cutting the glue line with an instrument, and then tapping the mortised part loose with mallets.

After the sash has been removed then you can take out the sash stop and gain access to the weight pocket. This is usually done through tiny holes at the bottom of each jamb. This hole is covered with a wooden panel that can be removed to reveal the inside workings.

After you have the sash stopped and the access panel removed, you will be able to take off the weight of the old sash and replace it with new. Weigh the sash first, as the weights you've got may not be of the right size. Once the new weight is installed you can tie a string around it and thread it through the pulley for the sash. Then, nail the string to your boxed frame. Leave a few inches of space at the head of the string for future adjustments.

Sash Cords

In most old double-hung window, a chain or cord is affixed to the weights. This supports and keeps the sashes in the jamb balanced. Over time these cords can break, making it impossible to raise the window. A new sash cord can restore the ability to move the sash upwards and downwards and hold it in place when opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually screwed or nailed in and require removal. You might be able to use a hammer and chisel to prise them off however, it is always best to lay down dust sheets before beginning any work.

Once the access panel is removed, you can start working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with the chisel or flat bar. These are often wedged in or nailed in, but they can be prised free, so it's worth taking your time here. If the sash is in place, break the mortise and tenon joints using the help of a hammer and pin or screwdriver, then remove the wood pegs attached to each piece. It should now be possible to move the sash back and forth freely, though it may require oil if it feels stiff.

Determine the length of sash chain/sash cord required to reach the sash slot at the bottom, and the pulley located at the top of the jamb. Cut the cord or window repair chain, and then attach it as described in Step 6 above. You can do this with a hammer, nails or screws. However nails are less likely to cause damage.

It is recommended to keep the original weights in place unless you have purchased a kit that will replace the counterbalance. It's not expensive to buy them from architectural salvage stores and they'll be easy to install once you have the sash unlocked. Depending on the dimensions and shape of your window, you may need to use one or two sashweights in order to keep it open.
