Window sashes need to be regularly checked for mold, mildew, and damage. You can avoid the cost of repairs in the future by catching these issues in the early stages before they become too much.

The sash is an interior frame that can move upwards and Window Repairs downwards in windows that are open. This article will show you how to make several simple sash repairs.

Weather Stripping

Wooden window sashes can add a classic look to your home. They are also sturdy and will last for many years provided they are properly maintained. However, they can get damaged or deteriorated over time due to exposure or normal wear and tear. Fortunately, sash repair specialists can restore your windows back to their original condition and keep them looking fantastic for much longer than newer replacement windows.

The first step in repair sash windows is to address weather stripping. It's found on both the sash and frame. If it's loose or worn out, it could cause drafts and other issues. To fix it, begin by determining your window repair's brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, take the sash off and mark its width and height, so you can find replacement weather stripping to match.

Then, take it off and place it on a surface so that you can reach all four sides. If your sash has been double-hung, you must remove the weights with their ropes that should be buried inside the jamb lining. After you have removed the sash using the utility knife, you can remove the old weather stripping by hand or using the putty blade.

Once the sash has been cleared, you can install the parting stops. These are long pieces wood that divide the two sashes. Pam likes to replace these with standard 1/2-inch-by - 3/4-inch window trim from the lumberyard, but you can also replace them with a piece of scrap wood.

After removing the stopper and cutting it to length after which, apply a thin layer of glazing compound over the bottom of the sash. Smooth the compound using a putty tool, and allow it to dry for at least a day. After the putty has completely cure and dried, you can apply an acrylic latex topcoat. This will protect the putty, and give your sash a modern appearance.

Sash Hardware

The hardware that supports windows sashes can become worn out with time and use. This could lead to a door or a window that is difficult to open or close. It's a good idea to know that replacing or repair of this hardware is typically straightforward and cost-effective. If you're having difficulty opening a sash, spray some oil into the jamb channel. Then slide the sash out to see if it resolves the problem. If not, the problem is most likely due to the sash balance and you'll have to take off the sash to gain access to the hardware.

Ideally, window sashes should move open and shut with very little effort, but this can be a difficult task when the weights are worn or if the sash meeting rail isn't properly glazed. This could be caused by a variety of factors such as the lack of maintenance or an unmatched weight rating.

If the hinge arms of a window are starting to lose their elasticity, this could cause the sash's to drag and eventually land on the frame in the corner directly opposite the hinge arm (Photo 1). To fix this problem, first ensure that the sash is squarely inserted into the frame's opening and then take it out of the window. If the sash has been screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash (Photo 3).

Due to sagging hinges, and a general deficiency in energy efficiency, older windows, especially those in older homes, may be difficult to open and close. In most cases, a few simple repairs can transform these windows into smooth operation for the first time and save the homeowner money on energy costs.

It is essential to have the tools you need before you begin. Mark the hinge channel location on the frame (Photo 1) using a pencil. This will help you to position the channel in the right position after you've finished. Remove the sash, and then remove the hardware including the beads that separate (Photo 2) and the cords or chains that secure it. Soften any hardened putty with the help of a heat gun set at medium and equipped with a nozzle shield. Take off the old sash and put it in a labeled bag.

Sash Weights

If your window sash repairs are to replace a damaged cord or just to keep the windows functional, replacing worn out weights on sash can improve sash operation and cut down on energy consumption. Sash weights are composed of heavy lead or iron cylindricals that are contained inside a concealed cavity, and attached by a rope to the movable window repair sash. These weights act as counterbalances and allow you to open and shut the window without requiring mechanical or electrical devices. When they fail, sashweights are often neglected or not used by homeowners.

It's not easy to retrieve the sash-weight that fell from the cavity, so you'll need to find one that fits correctly. You will also require a new piece of string, a length of sash cord, and a few sash pulleys to tie the new sash weights the sash cord.

Mortise and Tenon joints are used to join windows made of older wood. Pin punch and hammer can be used to cut off the wood pegs holding the components together. They can be separated by cutting the glue line using an instrument, and then tapping the mortised area loose with mallets.

This hole is then covered by an access panel made of wood which can be removed so that you can see the inner workings of the frame.

After you have the sash stopped and the access panel removed, you will be able to remove the weight from the sash and replace it with new. Weigh the sash first to ensure that the weights you have may not be the correct size. Once the new weight has been installed, run an appropriate length of string through the pulling mechanism. Then, nail the string to your boxed frame. Leave a few inches protruding at the top of the string for future adjustments.

Sash Cords

The majority of double-hung windows with a history have a cord or chain connected to the weights that keeps the sashes level within the jamb. As time passes, these cords may become damaged and render it impossible to raise the windows. A new sash cord will give you the ability to move the sash up and down and hold it in position when it is opened.

To replace sash cords the first step is to remove the access panels from the jambs. These are usually screwed or nailed in and require removal. It may be possible to remove them using an axe or hammer, however, it is best to lay out dust sheets before beginning any work.

After you have removed the access panel, you can begin to work on the sash. Make the small parting beads (also known as "tie rails") out of their grooves using the chisel or flat bar. It is important to take your time, as these are often wedged or nailed in place. If the sash remains in place, break the mortise and tenon joints free using a hammer or screwdriver, then remove each wood peg. You should now be able to move the sash around freely, although it will probably need some oiling if it seems stiff.

With the sash in an open position, measure enough sash cord/chain to extend from the pulley on the top of the jamb to the sash slot on the bottom. Cut the chain or cord and attach it as described in the previous step. You can use either nail, hammer or screws. However, nails are less likely to cause damage.

It is best to keep the weights that came with the original counterbalance unless you have purchased a kit to replace the counterbalance. It's not too expensive to purchase these from salvage shops for architectural purposes and they'll be simple to install once you have the sash open. Depending on the size of your window, one or two sashweights might be required to keep it in an open position.
